HOOKSETT — Plans for a new boat and watercraft facility were conditionally approved Monday night by the planning board.

Under the proposal, a 276,000-square-foot building would be constructed at 20 Londonderry Turnpike. The business would consist of sales and service operations for boaters, and it would have a small retail component to it. About half of the space will be used as a garage and repair facility.

“The remainder will be for office space, parts, storage and sales,” said Jason Lopez of Keach Nordstrom Associates Inc., which is assisting in the design of the building.

Most of the retail business will consist of selling boating accessories.

Traffic will be considerably light for the operation, Lopez said. Typically, only a couple of trips in and out of the site will be made daily during peak hours of the week, he said. Most of the traffic, Lopez said, will come on weekends.

The business will be owned by Owen Marine LLC.
